Specialists VS Generalist – Real Estate in an era of intense competition

Would you let your family doctor perform open heart surgery on you? If you were going under the knife would you not want a specialist who has performed numerous surgeries like yours? I think the answer is simple - most people when it comes to their lives would opt for the best person for the job.

This same principal is now quite evident in the marketing of real estate. Although the majority of realtors still try to be “Jack’s of all trades” a select few (the successful ones) are choosing to specialize in areas, types of dwellings, or price ranges. With any type of real estate, it is essential to have product knowledge and to know where an area has been and how it will develop in the future. Additionally, being on the west coast where “leaky condo’s” and land settling is a reality a realtor needs to have up to date information to assist both buyers and sellers make educated marketing decisions. This is where it helps to specialize in an area / type of real estate. An area specialist knows a good from a bad deal. Additionally, an area specialist knows the demographics of buyers and knows how to effectively market properties to the most likely purchasers.

It can be seen in almost every region in Canada that the old “80/20 Rule” - where 20% of realtors do 80% of the business is a thing of the past. The reality now is closer to 90/10 or even 95/5. A select few realtors are dominating the market. What is evident is that the select few realtors who have the largest market share are the ones who specialize and/or who are perceived to specialize. I believe this will continue on both the large and small scale.

As for my business I have chosen to specialize in the Lonsdale area of North Vancouver. (Upper, Central, and Lower Lonsdale). Of course that does not mean that I cannot successfully market housing outside of this region. I have and will continue to market properties not only throughout North and West Vancouver but also into areas such as Vancouver East and West. What this does mean is that I am intimately involved in real estate in this area. I try to make it my business to know which buildings are considered good value and which ones are in need of maintenance. I also monitor new construction so that I know what areas will be affected (have views obstructed, increase in value, ect.).

The Lonsdale region is an area of North Vancouver that is on the rise and it will be my goal to continue to specialize in this truly unique in the years to come.
